How to Choose the Best Property Management Company in Venice Florida?

There are many property management companies in Venice Florida, so how to evaluate and choose the best company. We believe it is important to evaluate them thoroughly and consider the following as part of your evaluation:

Do they offer the services that you need?
You should carefully review the service the property management company offers. The best property management companies will handle all phases of Lease Management. They should list their service offerings online and you should be able to validate.

Do they have a local office and local area expertise?
It is important to choose a property management company that has a local office and experience within the area. You want a company that can attract the best local tenants, maximize your rental income and utilize the best local contractors for maintenance.

Do they have good reviews, references and well established business?
Make sure the property management company has over 10 years’ experience. You can ask for references and give them a call. It is important to look through their reviews and ensure there are more positive than negative. Please make sure negative reviews are not fake and the person has never worked with the company.

Do they provide honest answers to your questions?
We recommend meeting with the property manager face to face or on a zoom meeting. This will ensure all your questions can be answered and you can assess their professionalism, communication skills and reliability.

Should I furnish or keep unfurnished my Port Charlotte Florida Rental Investment Property?

If you are renting your Port Charlotte Florida Rental Investment Property out annually, our team will always recommend keeping your Port Charlotte FL rental property unfurnished for annual renters. Tenants generally want to put their own person touch on their rental and bring their own furniture. There is NO Florida law that requires a landlord to furnish a property before renting to tenants.

For a Port Charlotte FL Seasonal Rental or Vacation Rental, we do recommend furnishing the home. It is important to ensure you Seasonal or Vacation rental looks appealing to Snowbirds or people looking to take a vacation in your area. A well-furnished and decorated home will typically be on the market for a short time and rent very quickly. So, take the time to make your rental investment property look great.

At Florida Suncoast Property Management, LLC, we provide the property owner with a Seasonal Furnishing List for Seasonal Rentals and/or Vacation Rentals. It will let you know the specifics on what should be included in your Single-Family Home, Condo or Townhome investment rental property.

Do you need to decide whether to hire a Venice Property Management Company versus manage the rental investment yourself!   What is the Best Option for you?

There has been a large influx in homes purchased in Southwest Florida this year.   Many home owners and property investors are deciding whether to rent their property annually or seasonally.   The other challenge is after you buy a rental property investment do you manage it yourself or hire a professional Venice Property Management Company.

The challenge is, do you have enough free time to prepare and market your home, understand and manage the leasing process, and learn the complex property rental laws for Florida.  If you are not working, then this may be a good option.

However, if you have a full-time or part-time career and live in another state, managing a family, another home and a whole gamut of other responsibilities, then considering hiring a Venice Property Manager would be the right decision.

Venice Property Management – Your time versus money!

Do you want to spend all your free time managing a property when it is vacant?  What is your time worth?

With a rental investment it takes the following tasks to get your investment property rented:

  • Get your home ready to show for tenants.
  • Market your home on all the top rental online companies.
  • Respond to applicants.
  • Screen perspective tenant’s by doing background checks and call previous landlords for references.
  • Performing Pet Screening if you allow pets.
  • Taking Pet Security deposit.
  • Taking Rental Security deposits.
  • Preparing and signing leases and ensuring they are compliant with Federal, State & Local Laws.
  • Collecting rent.
  • Managing penalties when rent is not received.
  • Managing evictions process if tenants stop paying their rent.
  • Managing property maintenance as things break within the home.
  • Performing home inspections to ensure tenants are taking good care of your home.
  • Between tenants you must ensure proper cleaning and maintenance is done.
  • Collect and Pay Tourist Tax.

5 Signs You Need a New Venice Property Management Company!

  1. There is a lack of communication by your Venice Property Management Company! Does your Venice property manager return your calls? If there is a major maintenance issue and does your property manager keep you well informed.
Florida Suncoast Property Management team will always call you back and address any of your concerns or issues. Also, we believe in providing very clear Venice annual and seasonal rental maintenance policy. If there is a maintenance problem, the tenants contact our Property Manager directly and an appropriate vendor is sent to the property. Any repairs under $300 are approved by our Venice Property Manager, and repairs over $300, our Property Manager will call the owner for approval on the repair.
  1. Your Venice Property Management Company does not provide you with any owner’s reports! A property owner should not have to be requesting a month to month bookkeeping of their investment property. The property management firm should be proactive with utilizing top of the line technology so you can get accurate and timely information.
Florida Suncoast Property Management, we provide our Venice FL annual and season property owner’s accounting reports through Rentvine which is a top of line online application for managing property management services. Our property owners have access to:
    – Review information on each of your managed properties.
    – Review any documents that were shared by the Property Manager.
    – Review monthly published accounting reports.
    – Review tenant maintenance requests.
  1. Your Venice Property Manager is placing consistently bad tenants and you are experiencing evictions! You are constantly hearing your Venice Property Manager is going to court for an eviction or having to force a tenant out for non-payment. Then you may need to look for a new Venice Property Management Company!
Florida Suncoast Property Management uses the most thorough screening process to ensure your Venice FL annual or seasonal rental property is only rented to the best tenants. Placing a quality tenant is very important. Our goal is to find the right qualified tenants who pay rent on time, understand and follow the leasing terms, take care of your home and respect their neighbors. We take great pride in placing the RIGHT tenant in your Venice Florida home!
  1. You starting to see more negative reviews for the Venice Property Management Company you utilize! Now every company will get negative reviews. This does not mean the company is bad. It simply means the customer had a bad experience. However, if you see a pattern, of comment similar to, “This company is extremely unprofessional!”, “This company does not show up for appointment.”, “I wish we could give zero stars since the property before moving in was dirty and the company is a rip-off.” These are just a few red flags which might catch your eye after being with a Venice FL property management company and realizing their service quality is declining.
Florida Suncoast Property Management we take our client’s reviews very seriously. We want to continue to improve our Venice annual and seasonal property management business and if we receive a complaint. We are very proactively in dealing and resolving the concern right away. Occasionally, all companies will get fake negative reviews which you cannot do much about. However, we believe in listening to our clients and always improving our processes and technology to make things better for our Venice FL property owners!
  1. You are being charged a markup fee for Venice Property Maintenance issues by your Venice Property Management Company. As a property owner, do you feel your margin of profit per property is shrinking? Many Property Management Companies will charge a markup fee for managing your property maintenance issues. This probably seems unfair since all you want to pay is the Vendor for performing the maintenance work!
Florida Suncoast Property Management will never charge you a markup maintenance fee for general maintenance items to our Venice Florida property owners. We will simply provide you with the Vendors bill for payment. Our company does NOT believe in this business practice in marking up maintenance fees! The only time we would charge you a fee is if the property owner was having a major home improvement done and you requested us to be the Project Manager. As the Project Manager will schedule and facilitate the contractors and ensure the work is done correctly. We are glad to provide this service to our Venice property owners.
