Property Management Tips: Best Recommended Upgrades for Your Punta Gorda FL Rental Property!

When leasing your investment property in Punta Gorda, Florida, it is essential to enhance the rental appeal to secure a higher rental income. Below are some suggestions:

Flooring:

Upgrade outdated carpeting to more resilient and contemporary flooring options such as hardwood, laminate, or tile. These choices not only simplify maintenance but also contribute a modern aesthetic.

Bathroom Renovation:

Revamp your bathroom by replacing old toilets with water-efficient models and upgrading showerheads for a luxurious experience. Modernize hardware like faucets and towel bars and add a fresh coat of paint along with new accessories to create a serene retreat.

Kitchen:

Incorporate a stylish backsplash, granite or quartz countertops, and new fixtures in the kitchen to elevate its modern and luxurious feel.  Upgrading to granite or quartz countertops not only enhances the kitchen’s aesthetic but also provides a durable surface for cooking and entertaining. New fixtures, such as sleek faucets and modern cabinet hardware, can tie the entire look together.

Lighting:

Replace existing light fixtures to create a more modern, warm, and inviting atmosphere. Affordable options are readily available at home improvement retailers or online.  Pendant lights over kitchen islands, chandeliers in dining areas, and stylish sconces in hallways can all contribute to a cohesive and modern look.

Painting:

A fresh coat of paint can do wonders for the interior of your home, creating a warmer and more inviting environment. Choose colors that reflect your personal style and complement the existing home.

Property Management Venice Florida

Here Are 5 Ways to Better Celebrate Thanksgiving in Venice Florida!

As a Property Management Venice Florida company, that provides services in Southwest Gulf Coast Florida, we love sharing fun insights on what is great about celebrating the holidays in warm sunny Florida.

First, did you know the average temperature in Venice Florida during the Thanksgiving Holiday is 80 degrees?   The weather is absolutely perfect!  So, let me share 5 ways to better celebrate Thanksgiving in Venice Florida (FL) with your property management Venice Florida experts at Florida Suncoast Property Management LLC.

Property Management Venice Florida

1. Visit Caspersen Beach!

Caspersen beach is a fantastic beach.   If you are into collecting shells, then this is the beach for you.  It has the most enjoyable shelling beach in the area.  You are likely to find all types of prehistoric shark’s teeth and a wide collection of your favorite shells.  The southern two thirds of the beachfront area were left in its natural state and are very secluded.

Caspersen Beach features a boardwalk, ample free parking, restrooms, outdoor showers, small unpaved hiking trail, a canoe/kayak launch, paved and a children’s playground.

Venice FL Pier

2. Visit Venice’s Famous Fishing Pier!

If you are someone who loves great sunsets, then Venice Florida Fishing Pier is a must do on your list.  You will see some of the absolute best Southwest Gulf Coast Venice FL sunsets.

The Venice Florida fishing pier dates back to 1966 when it was originally built.  It had to be rebuilt in 1984 due to a destructive storm.  In 2019 there were many upgrades to the pier which includes under handrail lighting which makes this a 24/7 pier that is always open.

Do you like to fish?  This fishing pier is awesome for catching all types of species and sits way out over the water.   Being a long time fishermen, I enjoy visiting and seeing what is the catch of the day.  As you walk out on this pier, you will be immediately impressed with how beautiful the water is in Venice FL.

Once you have walked this long pier, you might be hungry.  Great, we have you covered.  As you come back from walking the pier there is Sharky’s on the Pier restaurant.  They are known for serving some the best local favorites.  It was also voted Florida’s best beach bar for many years and popular fun spot to grab a drink and some food.

Manasota Key Beach Florida

3. Visit Manasota Key Beach Florida!

Manasota Key is a beautiful beach! It does not have the kind of crowds that you see at the more popular beach destinations.   During Covid times and being responsible with social distancing, this might be the perfect choice.

At Manasota Key Beach Florida, you will enjoy the wonderful natural beauty.  You may see Sea Turtles nesting on the beach (please do not disturb), osprey, great blue herons and other Florida native birds.  There is a lifeguard stand, bathrooms, plenty of miles to walk.  On the beach you will find some fantastic shells for picking and wonderful local bird watching, so be sure to bring your camera.  We often see dolphin playing just off shore.  Surf fishing is pretty good here, but you may need to setup off to one side of the beach to stay away from the swimmers.

Property Management Venice Florida

4. Visit Historic Downtown Venice FL and Our Property Management Venice FL team will help you with your rental needs!

Do you like to shop?  Great, you have come to the right place!  Historic Downtown Venice FL has hundreds of independently owned wonderful shops and boutiques.   There are welcoming business owners waiting to greet you and share their unique clothing, gifts, art and much more.   For you dining pleasure, there are several famous restaurants with fantastic menu to grab a terrific dinner and refreshing drinks.  It is simply a great place to enjoy your day!

We truly enjoy providing gulf coast property management services and helping vacationers find the right home for rent!

Snook Haven Park Florida

5. Visit Snook Haven Park!

What a fun destination!   You can spend a wonderful day here doing all types of things.  If you love activities, you can launch a Kayak here and see the natural beauty of the Myakka River.   There is plenty of wildlife to explore as you paddle these quiet waters.   If paddling is not your thing, you may opt for the great Myakka River Tour Boat.  They will take you on a tour of the river, which has alligators and plenty of bird watching.

There is a wonderful restaurant at this facility too!   At the restaurant, you find some wonderful food on the menu and sample some of the local cuisine while enjoying a festive beer, wine or mixed drink.   Often they have live music, so be sure to keep a look out for your favorites!

We hope you seriously consider spending your Thanksgiving Holiday in Venice FL!   It is a wonderful city with so much to offer!   If you fall in love with the area and decide to purchase a new home or investment property.  Our property manager is also a licensed real estate agent and would be glad to help you either with a home purchase or an investment property opportunity!

Boca Grande FL Gulf Coast Property Management

Boca Grande FL Gulf Coast Property Management – Will investing in rental properties continue to grow?

I believe reasonably priced long term rentals will continue to do well during these tough economic times in Boca Grande FL Gulf Coast.   Home owners may decide due to economic pressures to sell their home and go back to renting. If they no longer have to worry about taxes, home up keep, and other home maintenance expenses this may make renting a home potentially a good answer. This may in turn increase the demand for properties that require Boca Grande FL Gulf Coast Property Management assistance.

For vacation rentals, they will struggle some until the virus and case count drops.   Some people will be cautious about traveling and being in large crowds.   So, if you have vacation rentals, the secret is lowering your price some to beat out the competition.   Obviously, you want to try and optimize your rental potential and maximize your income potential.   If you need Boca Grande FL Gulf Coast Property Management help in marketing your property and assistance in managing your investment, Florida Suncoast Property Management, LLC would be glad to help!

5 Tips for Getting Your Boca Grande FL Gulf Coast Property Rented!

  1. Ensure you property is well maintained!
The marketability of your home is impacted by how well you investment rental home is maintained. Make sure all repairs are done when necessary to help maintain and/or improve the value of the property with little or no inconvenience to your tenants.

2. Market your property everywhere on the web!
With every investment property, you want to create your marketing plan to promote you Gulf Coast Florida property listing. It starts with doing a market analysis of your property to determine the fair market rental value. Once you set the rental amount, you must prepare your rental property advertisement and have professional pictures taken. You will want to list your rental property on the web and have is syndicated to numerous rental websites and social media platforms such as:

        Zillow
        Trulia
        Hotpads
        Homes
        Facebook and Much More

3. Understand how to place the right tenants!
The screening process is to ensure your Boca Grande FL Gulf Coast property is only rented to the best tenants. You want to ensure you have the right qualified tenants who pay rent on time, understand and follow the leasing terms, take care of your investment property and respect your neighbors.   If you are using a property management company, they should take great pride in placing the right tenant in your home!

4. Understanding the leasing process!
The lease execution, lease enforcement, lease renewal and potential eviction are all part of the leasing process.   Many home owners are not comfortable with managing leases due to not understanding all the laws impacting a tenant and owner rights.   Make sure your lease agreement is written in line with federal, state and local requirements to avoid any potential future problems with your tenant.

5. Avoid costly mistakes and legal fees!
Lack of knowledge of federal, state, and local laws and regulations can lead to legal fees and costly mistakes.

If this seems a bit overwhelming and you love your investment properties, but simply don’t want to manage these important tasks. Please feel free to contact Florida Suncoast Property Management, LLC. We would love to help!
